CTD when entering Sanctuary

I have (perhaps foolishly) built up the "Triangle of death", which resulted in low FPS and occasional CTD, however, upon returning from the Institute, I cannot approach Sanctuary at all without crashing. I can enter Red Rocket and Abernathy Farm just fine, but fast-traveling or going on foot close to sanctuary (around the bridge) causes the game to reliably crash. There is a BOS (?) vertibird circling over it, but i doubt that that is the reason. Is there any possible explanation about this?

So, update.
1. Install Buffout 4. Helped me not crash.
2. Do not leave miners from the "Factory Add On - Miners Refineries and Assemblers" on when leaving. ESPECIALLY in the triangle of death. What was causing crashes is ~700 units of ore getting suddenly loaded into the world.
