Wicked Settlement

Used a mod called Wicked Workshop to add Wicked Shipping as a usable settlement. It's not a very large area, but after removing the main warehouse building and most of the trucks, here's some shots of what I could squeeze in.

Cait was kind enough to pose outside the entry way for me. The settlement had apparently just gotten done fighting off a pack of ferals while I was next door working on Abernathy Farm.

When you first come in there is a bit of an open courtyard with a food stand and space for the caravan merchants. I'd passed Doc Weathers as he was leaving and had spotted Trashcan Carla in here before as well.

The truck full of rads was the only one I didn't scrap because there was no way to scrap the rad source. Instead I blocked it off, threw up some warning signs, and fenced off the irradiated area for the most part.

I put down industry on the right side of the settlement.

Filled out housing along the back fence where the main warehouse used to be.

When I used this Mod and scrapped items, my game basically "broke" as the graphics rendering went poof and I had building parts, not just here but around the commonwealth, phase in and out... any idea what causes this or how to remedy?

Not sure. I haven't had that problem with it. Could be a load order issue or a conflict with another mod. I just use LOOT to sort my mod order and it seems to mostly prevent those kinds of issues. The only place where I have invisible stuff now is the elevator for Vault 111 and I know that's due to something in my load order but it's so minor I just haven't bothered to try to track down which mods are causing it.

I am using the immersive version of the mod that didn't add anything to the area except the workshop. The only other catch to it I found was that some of the scrap in the smaller warehouse on the left with the semi in it respawns (and also the ghoul until you catch him sleeping in there on a respawn and scrap him before he wakes up. That seems to remove him permanently.) I left that building and the furniture in it intact so I wouldn't get floating wrenches and cigarette packs in the middle of any homes i built there.
 
Well you've inspired me to at least give this mod a shot anyway. We'll see how it goes!
 
for the unscrappable rad source, turn off clipping and look under the truck ground. There's usually either uranium (like in vault 88) or barrels of waste under there causing the rads. Disable/markfordelete and more space to build.
