Dog Eat Dog - Hooligan's Den is a crash fest

I don't know what it is. I never could enter the backroom behind the dogfight cage without crashing. But with one of the last updates, I keep crashing constantly in that cell. Going into VATS, crash, shooting from the hip, crash. I can finish it eventually, but only with constant quicksaves and three or four reloads.

Has anyone else observed that or is it purely on my end?

My guess is its a mesh / texture issue causing the crash. If you have Buffout 4 installed, with the crash log, you can determine the object causing the crash and mod it came from.
